Thorough screening of Prospective Tenants.

The preparation of lease documents, bond lodgement and a thorough and detailed 'Ingoing Inspection'

The collection of rents on a weekly, fortnightly or monthly basis depending on the individual lease requirements.

Subject to the approval of owners, the re-letting of the property should it become vacant at the end of the lease term or arrangement of a new lease.

Regular property inspections during the course of the tenancy. This will detail the general condition of the property, the current status of the tenant, our comments/suggestions for general maintenance and our opinion of the present rental value of your property.

Supervision of all maintenance and repairs which are necessary. All maintenance and repairs are carried out by licensed tradesmen. Again, this is subject to your approval. Only in case of an emergency will we proceed without your approval as authorised in the Management Agency Agreement.

Account to the owner each month by way of a detailed monthly statement. This will include copies of any accounts disbursed from your account and an emailed statement.

We tailor your rental payments to your needs. For example, you may require fortnightly payments or perhaps a payment on the 21st of each month for loan repayment purposes. Furthermore, we can offer you a bank transfer, cheque into your nominated account or a cheque to your home address.

Arrangement and advice of any necessary Insurance Cover and payment of premiums. We can recommend specific companies according to your needs.

Arrangement of payments of expenses such as Strata Levies, Council Rates, Insurance Policies & Water Rates. To save you the worry of forwarding these accounts, you can elect to have them mailed directly to our office for payment.

Preparation of relevant documentation and attendance at the Residential Tenancy Tribunal, should it become necessary, on behalf of landlords.

Advertising of your investment property by way of a Window Display card featuring a photo of your property and a detailed description. A 'For Lease' sign erected in front of the property. Internet, We also have a great deal of 'in office' fax & Internet enquiries regarding the For Lease sheet and many 'over the phone' enquiries.
